A mortgage is one of the largest commitments you will ever make. It deserves advice that is patient, plain-spoken and centred entirely on you, so that every decision feels considered rather than rushed.

Local knowledge, national lenders.

Based in Cardigan on the edge of Cardigan Bay, we understand the homes here, from town terraces to farmhouses and properties with land, and the lenders who are comfortable with them.

How it works

Five steps, one point of contact.

You will always know what is happening, what comes next and who to call. Here is how a typical mortgage comes together.

  1. I

    A first conversation

An unhurried chat about where you are now, what you would like to achieve and any questions on your mind.

  2. II

    Understanding your finances

We look at income, commitments, deposit and credit history, so the advice fits your real circumstances.

  3. III

    Research and recommendation

We compare suitable lenders and products, then explain our recommendation and why it suits you.

  4. IV

    Application to offer

We prepare and submit your application and keep it moving with the lender, valuer and solicitor.

  5. V

    Completion and beyond

Keys in hand, and we stay in touch to review your mortgage and protection as life moves on.

All FAQs
Why use a mortgage broker rather than going to my bank?

A bank can only offer its own products. A broker can compare options from a range of lenders, explain the differences and manage the application for you, which can save time and help you find a mortgage suited to your circumstances.

How much could I borrow?

Many lenders lend around four to four-and-a-half times household income, with some going higher for certain applicants. The figure also depends on your outgoings, credit history and deposit. Our calculator gives an illustration; a conversation gives a proper answer.

When should I speak to you?

As early as possible. Talking before you start viewing helps you understand your budget, and for remortgages, around six months before your current deal ends gives time to compare options.

What documents will I need?

Usually photo ID, proof of address, recent payslips or accounts, bank statements and evidence of your deposit. We will give you a clear checklist based on your circumstances.

Let’s talk it through.

Every mortgage starts with a conversation. Tell Leon where you are and where you’d like to be, and we’ll take it from there, at your pace.
