About these figures

  • Borrowing is illustrated at 4× to 4.5× income after deducting annual commitments, with other income counted at 50%. Real lenders use detailed affordability assessments, credit checks and their own criteria.
  • Repayments assume the interest rate stays the same for the whole term. In practice, rates change when introductory deals end.
  • Figures exclude lender fees, broker fees, legal costs, surveys and Land Transaction Tax, which may apply to purchases in Wales.
  • Nothing you enter is stored or sent anywhere; the calculator runs in your browser.
  • Your home may be repossessed if you do not keep up repayments on your mortgage.

Numbers are only half the story.

A calculator can’t see the whole picture. Leon can talk you through what lenders would really look at, and what you could do to improve your options.
