Arranging a mortgage involves lenders, valuers, solicitors and estate agents. Our job is to make it feel simple, keeping you informed at every stage.

    A first conversation

    We start by listening. Whether you are months away from buying or already have an offer accepted, we talk through your plans, your timescales and anything that is worrying you. You will come away with a clear idea of the next steps.

  2. II

    Understanding your finances

    We gather the details lenders will ask about: income, regular outgoings, existing credit and the deposit or equity you have. Being thorough at this stage avoids surprises later and means any recommendation is properly grounded.

  3. III

    Research and recommendation

    We research the lenders and products that match your circumstances, weighing rates, fees, flexibility and criteria. We then explain our recommendation in plain English, including the costs and anything you should be aware of, before you decide.

  4. IV

    Application to offer

    Once you are happy to proceed, we package and submit your application, chase progress and deal with lender queries. We keep in touch with your solicitor and estate agent so everyone is working to the same timetable.

  5. V

    Completion and beyond

    After completion we remain on hand. We will be in touch well before your product ends to review your options, and we are always happy to revisit your protection when your circumstances change.

Be prepared

What to have ready

You do not need everything for a first conversation, but having these to hand will help things move quickly once you are ready to apply.

  • Photo ID: passport or driving licence
  • Proof of address, such as a recent utility bill or council tax statement
  • Your last three months’ payslips, or two to three years’ accounts or tax calculations if self-employed
  • Recent bank statements, usually three months
  • Evidence of your deposit and where it has come from
  • Details of any existing mortgage, loans or credit agreements

Before you commit to anything, you will know exactly how we are paid and what, if anything, you will pay us. Lenders may also charge their own arrangement, valuation or legal fees, which we will set out clearly.
